Title: Property Maintenance Specialist
Supervised by: Chief Operating Officer
Classification: Non-exempt, Hourly, up to 40 hours per week
Salary: $35.12 Hourly Position Summary. The Property Maintenance Specialist is a skilled professional responsible for ensuring the upkeep, repair, and overall functionality of residential, commercial, and office properties. This role involves a broad range of tasks aimed at preserving the value and safety of the properties, including routine maintenance, emergency repairs, and overseeing renovation projects. The Property Maintenance Specialist will play a key role in maintaining the interior and exterior of Jubilee’s office building and 13 residential properties across Montgomery County, contributing to both general property maintenance and larger-scale renovation efforts.This position is part of the Maintenance team, reporting to the Chief Operating Officer, and requires occasional evening and weekend work to address urgent maintenance needs or project timelines.Responsibilities.- General Maintenance & Repairs: Perform a wide variety of maintenance tasks, including plumbing, electrical, HVAC, carpentry, and painting, to ensure the properties are functional, safe, and well-maintained.
- Renovation Projects: Lead and/or assist with renovation projects across residential and commercial properties. Tasks may include overseeing the demolition, construction, and installation of new systems or finishes. Work with external contractors, suppliers, and vendors to ensure project timelines, budgets, and quality standards are met.
- Preventive Maintenance: Conduct regular inspections of properties to identify potential issues and proactively perform maintenance to prevent larger repairs. Maintain HVAC systems, plumbing, electrical systems, and other critical infrastructure.
- Safety Compliance: Ensure all properties comply with local building codes, safety regulations, and environmental standards. Maintain safety features such as fire alarms, emergency lighting, exit signs, and other safety systems.
- Landscaping & Grounds Maintenance: Oversee the upkeep of outdoor areas, including lawn care, landscaping, snow removal, and waste management, ensuring that the exterior of the properties is well-maintained.
- Tenant and Staff Support: Respond to maintenance requests from tenants and staff promptly, ensuring high levels of satisfaction with maintenance and repair services. Foster positive relationships with tenants by providing courteous and efficient service.
- Vendor Coordination: Manage relationships with external contractors, vendors, and service providers for specialized repairs or renovation projects. Ensure all work is completed to satisfaction and within agreed timelines and budgets.
- Emergency Response: Act as the primary responder to urgent maintenance issues such as plumbing leaks, power outages, or other emergencies, often outside of regular working hours.
Qualifications. - Proven experience in property maintenance, renovation, or construction.
- Knowledge of building systems, including plumbing, electrical, HVAC, and general carpentry.
- Experience overseeing or assisting with renovation projects from start to finish.
- Strong project management skills, with the ability to coordinate multiple tasks and deadlines.
- Excellent communication and interpersonal skills, with the ability to collaborate effectively with tenants, staff, contractors, and vendors.
- Strong problem-solving abilities and a hands-on approach to repairs and maintenance.
- Ability to work flexible hours, including evenings and weekends, as required for maintenance needs and renovation timelines.
- Valid driver’s license and reliable transportation.

Compensation. This position has a fixed starting pay of $35.12 per hour. All staff have opportunities for pay increases and promotions.
